How the process goes
- Let's get to know eachother. We start with a consulstation. Either virtually, at a coffee shop, or at my office. Whatever you prefer. I find out what home actually means for you, neighborhoods, dealbreakers, budget honesty, timelines. Then I translate the market to match. During this consult I will spend some time going over what it looks like to purchas a home and work with me as your Realtor.
- Tours that move fast. When the right house lists, we go see it. I tour with you, pointing out what the photos hide, good and bad. I know homes very well, I walk into every home with a critial eye so that we protect your time, your money, and your investment. I'm available within 24-48 hours to show you a home, and on the off chance I am not, I will have a colleague meet you there.
- Same-day recaps. If you're interested in a home we saw that day, I will reach out to the listing agent, build repore, do my own CMA to tell you what it's I believe a good offer is worth. It's difficult to make decisions if you don't have all the information. I work to get you the information you need to make decisions that make you feel good and confident.
- Offers built to win, sensibly. Price, terms, timing, and escalation strategy tuned to the actual competition, never to pressure you upward. If there is no competition, I protect your interest and we build an offer around the current situation of that home.
- Guarded to the keys. Inspections, credits, appraisal, closing; I coordinate the moving parts and fight for every repair and every dollar. I am your high level project manager, advocate, and guide, every step of the way.
Common questions.
I'm a first-time buyer, where do I even start?
With a conversation! We'll map the whole process in plain English, then connect you with lenders my clients actually like. No question is too basic. My lenders can often help you know if you're qualified and for how much, with just a 5 minute phone call. This guides our search.
How fast do you respond?
Usually within minutes during the day. Homes in this market can go in a weekend, responsiveness isn't a nicety, it's strategy.
Can you help me buy in Washington too?
Yes, I'm licensed in both Oregon and Washington, so Vancouver, Camas, and Woodland are all in range without switching agents.
What does a buyer's agent cost me?
We go over exactly how compensation works, in writing, at our first meeting.
What is a Buyer Agent Agreement and is it required?
A Buyer Agent Agreement is a contract that outlines my role, my commission, the length of our working relationship, and the expectations of you. This contract is required for me to do any real estate activity on your behalf. If at anytime, before we find your home you decide you're not getting the services I promised, you can terminate our contract. I have not gotten this far by forcing clients to work with me, but by exceeding their expectations.
