Alberta & Concordia, as a local tells it.

Alberta is one of the creative pockets of Portland, and it wears that openly. Murals, small storefronts run by the people who own them, and a street that feels different on a Saturday than it does on a Tuesday morning.

Who it suits

People who want to walk out their door into something. If your ideal weekend involves a coffee you did not have to drive to, a gallery you wandered into, and dinner within a few blocks of home, this is your part of the city. It suits people who like a little noise and a lot of character.

The everyday

The bungalows here are the draw, and the tree canopy along the side streets is the thing photos never quite capture. Concordia just north of Alberta is quieter and a bit more residential, which is where I send clients who want the access without living on the busiest stretch.

What I watch here

This is one of the fastest corners of the city right now, and that changes how we work. Being pre-approved is not paperwork here, it is the difference between writing an offer and reading about the house that sold. I would rather have clients ready and waiting than scrambling. The other thing I watch is the block itself: a street or two can matter a great deal to how a home lives.

Straight answers

Alberta & Concordia questions, answered.

Is Alberta still a good buy, or have I missed it?

You have not missed it, but you are not early either. What I tell clients is that you are paying for genuine walkability and character that cannot be rebuilt, so the question is whether that is what you actually want. If you would rather have square footage and a garage, your money goes further elsewhere and I will say so.

How fast do homes go in Alberta and Concordia?

Fast enough that I want clients fully pre-approved before we tour, not after. The well-priced bungalows are the ones that move quickest. The numbers underneath this page update every month if you want the current pace.
