Beaumont-Wilshire, as a local tells it.

Beaumont-Wilshire is the part of northeast Portland people picture when they say they want an old Portland house on a quiet street. It is densely residential, walkable in the way a pre-war neighborhood is walkable, and the small business strip along Fremont gives it a center most residential pockets do not have.

The housing is the draw and the constraint. Most of it went up in the first half of the last century, which means character, wood, and the maintenance that comes with both. I tell buyers here to budget attention as well as money: sewer scopes, knob and tube, and old roofs are normal findings, not dealbreakers, and knowing that in advance is the difference between a calm inspection and a panicked one.

It is one of my favorite neighborhoods to sell in, and one of the harder ones to buy in, because well-kept homes on the good blocks do not sit.
