Cully is one of the larger and more mixed neighborhoods in northeast Portland, and one of the few close-in areas where you still find deep lots, odd parcels and houses that do not match their neighbors. Some streets have sidewalks and some do not, which surprises buyers coming from a more uniform part of town.

That irregularity is the opportunity. Land goes further here than it does further west, and I have had clients buy specifically for the lot rather than the house on it. It also means comparables take more work: two houses a few streets apart can be genuinely hard to compare, and an automated estimate will not do it well.

If you want space inside the city without moving out to the suburbs, this is where I would start looking.
