St. Johns has always felt like its own small town to me, and that is exactly what people mean when they call it a river town. You come over the bridge, the noise of the city drops off, and you are somewhere with its own main street and its own pace.

Who it suits

Buyers who want a yard, a front porch, and neighbors who actually know them. It is one of the last corners of inner Portland where a first home is still a realistic conversation rather than a stretch, and a lot of my clients end up here after touring somewhere pricier and realizing what they were giving up.

The everyday

Cathedral Park sits underneath the bridge and it is genuinely one of the prettiest places in the city, especially in the evening. Pier Park has the trails and the trees. Lombard gives you the shops and the coffee without needing to drive across town. If you like being near the water, you are near the water.

What I watch here

The housing stock is older, mostly cottages and bungalows from the twenties through the forties, so the inspection matters more here than it does in a newer part of town. Foundations, knob and tube, and roofs are the three things I look at first. Well-kept homes on the good blocks do not sit long, so if you love one, we move.
