The Northwest District is central Portland at its densest and most walkable, close in on the west side with the hills rising behind it. It carries a mix almost nowhere else in the city has: historic apartments, condos, row houses and detached homes, sometimes within a block of each other.
This is the part of my market where the building type matters more than the address. A condo here is a different purchase from a house here, with different costs, different resale behavior, and an HOA to read carefully. I go through those documents with clients rather than handing them over, because the useful information is usually not in the summary.
Parking and street access are the other thing to look at in person. On paper it is all the same neighborhood. In practice it is not.

Should I buy a condo or a house in Northwest?
They are different purchases, not different price points. A condo brings dues, reserves and rules that affect both your monthly cost and your resale. I read the HOA documents with my clients rather than just forwarding them.
