Parkrose Heights, as a local tells it.

Parkrose Heights is one of those neighborhoods most people drive past without ever really looking at, and I think that is a shame. The streets are wide, the lots are generous, and it is still one of the more reachable parts of the city.

Who it suits

First-time buyers who want a yard and are tired of being outbid, and anyone who values space over walkability. If you have a dog, a garden, a truck, or a hobby that needs a garage, this is the part of Portland where that is still normal rather than a luxury.

The everyday

Rocky Butte is close enough for an evening walk with a view that surprises visitors every time. The airport and the freeway are genuinely convenient if you travel, which after a year and a half of living abroad I do not take lightly. This is a drive-more, walk-less neighborhood, and I am upfront with clients about that.

What I watch here

A lot of the housing stock is mid-century, which usually means solid bones and dated systems. I look hard at the furnace, the electrical panel, and the sewer line, because those are where the surprises live. The upside is real: buyers here often get a house and a yard for what a much smaller place costs closer in.
