Buckman was Portland's first eastside neighborhood, running from the river out to about 28th, bounded by Burnside and Hawthorne. That history shows: it is a genuine mix of old houses, apartments, and commercial frontage rather than a uniform residential grid.
Buyers come here for proximity. You are minutes from the river, downtown is across a bridge, and the Hawthorne and Belmont corridors are on foot. What you trade for that is quiet and lot size, and the noise question is real enough that I will not let a client write on a place here without seeing it at more than one time of day.
It is also one of the more varied markets I work. A restored house and a condo two streets apart can have almost nothing in common as investments, so I price and shop them separately.
